Land development engineering for a 2.3-acre lot in Austin, and a 1.6-acre lot in Bee Cave for new ground-up car wash facilities. Engineering included site layout, grading, drainage, water quality and detention ponds, utilities, and erosion and sedimentation controls design. Site plan revisions performed for 2-existing facilities to add pay station buildings and vacuum canopy improvements. Spearheaded submission and approval by multiple permitting authorities including City of Austin, City of Bee Cave, City of Pflugerville, Travis County, LCRA, and TCEQ.
Structural engineering included the design of the CMU car-wash buildings, wood-framed pay station buildings and steel-framed vacuum canopies. Retaining wall design was also provided for the site water quality and detention ponds.
MEP engineering included the design and coordination of car wash distribution and water reclaim systems piping and power, vacuum pump system, site electrical and lighting, pay station MEP systems, and construction administration services.
Construction management services performed for the owner to provide monthly oversight of the contractor's progress for each ground-up site. Field reporting was performed to evaluate completed work for payment applications, schedule tracking, quality control, and to document deficiencies for the engineering team.
